How Ohio Property Taxes Work

The 35% Assessment Rule

Ohio does not tax your home's full market value. Instead, the Franklin County Auditor assesses your property at 35% of its appraised value. This assessed value is what the mill rate is applied to.

So on a $500,000 home:

  • Assessed value = $500,000 x 35% = $175,000
  • The mill rate is then applied to that $175,000

A "mill" equals $1 of tax per $1,000 of assessed value. If your effective mill rate is 80 mills, your tax is ($175,000 / $1,000) x 80 = $14,000/year.

Triennial Updates - When Your Value Gets Reassessed

Ohio law requires counties to update property values every three years (called a "triennial update") and do a full reappraisal every six years. Franklin County completed a full reappraisal in 2023, which sent values and tax bills significantly higher in many Columbus neighborhoods.

The critical thing buyers need to understand: the tax bill you see on Zillow or in the MLS today may not reflect what you'll actually pay after the next reassessment. If you're buying a home that has been significantly under-assessed relative to current market value, expect your taxes to climb at the next update cycle.

How to Look Up Any Property's Current Taxes

Go to the Franklin County Auditor's website at franklincountyauditor.com and search by address. You'll see the current appraised value, assessed value, tax district, and annual tax bill. You can also use the Auditor's Tax Estimator tool to model what taxes would look like at a different assessed value.

Bexley - High Rate, High Value

Bexley sits in its own school district (Bexley City Schools), and that district is funded heavily by local property tax levies. The community consistently votes to support its schools, which means the mill rate is among the highest in Franklin County.

Effective rate: approximately 2.1% to 2.4% of market value

What Buyers Need to Watch For After Purchase

The Post-Purchase Reassessment Trap

Ohio's triennial system means the seller's current tax bill is not necessarily your future tax bill. Always check the current appraised value against your purchase price and plan ahead.

The Franklin County Auditor's Complaint Process

If you believe your home is over-assessed, Ohio law allows you to file a Board of Revision complaint with the Franklin County Auditor between January 1 and March 31 each year. It costs nothing to file.

Homestead Exemption - Don't Leave Money on the Table

Ohio's Homestead Exemption is available to homeowners age 65+, permanently disabled homeowners, and surviving spouses of qualifying homeowners. It reduces the taxable value of your primary residence by $26,200.

Tax Abatements in Columbus Proper

Certain parts of Columbus proper have Community Reinvestment Areas (CRAs) and Tax Increment Financing (TIF) districts that offer significant property tax abatements on new construction or substantial renovations. Ask your agent to check abatement status before you fall in love with a new build.
